Project Oversite During the Construction Phase

The Owner's Rep can stand in for the Owner in the day to day management of the project. On any project, however, unexpected forks in the road can occur that can have a substantial impact on project outcomes. These can involve hidden site conditions, unanticipated technical conflicts, or logistical problems to name a few. It is important that the Owner's Rep recognizes and makes the Owner aware of these critical situations and ensures that the owner is fully informed and engaged in any decisions that need to be made.


An outline of the Owner’s Rep administrative responsibilities during this phase is as follows:

  • Lead weekly project meetings

  • Prepare and distribute meeting agendas and minutes with action assignments 

  • Identify constructibility and schedule problems and drive solutions

  • Track cost and schedule and prepare reports 

  • Review and recommends approval of payment requests 

  • Review and recommend approval of additional work orders
