Design Development

Drawing the line

During the design phase, the Owner’s Rep will play an ancillary role to the work of the architect/designer. This will include constructibility studies, cost effectiveness, and coordination with engineers and consultants. At this stage of the project it is also advantageous to develop contractor and vendor interest in the project and solicit feasibility and value engineering input. As the project design and specifications are developed, the Owner’s Rep will periodically track and report the progress against an evolving budget and schedule in order to keep the process within established parameters. When the project is ready to be put out for bid, a detailed Control Estimate will be finalized for review and qualification of the requested contractor bids.
