During the Design Development phase, the Owner’s Rep will assist the architect and owner in determining a bidding pool of the best qualified contractors for your project. Once this has been approved, the Owner’s Rep will prepare and submit the Invitation to Bid. This bid request will include all relevant documents and information as well as a detailed bid template modeled on the Control Estimate. This will facilitate bid evaluation and preparation of a summary bid matrix for accurate bid comparisons. The Owner’s Rep will coordinate and respond to contractor requests for information during the bidding phase. Once bids have been received, the Owner’s Rep will coordinate meetings with the selected bidders for a thorough bid review. This will include a line by line scope and cost review, qualification of the project management and field team, confirmation of workload capacity to accommodate the project schedule, confirm compliance with project insurance requirements, commitment to unit pricing structure for potential additional work orders, credit formula for scope reductions, and coordinate inspections of recent projects. A summary report and recommendations will be provided to the Owner and design team for the decision on final contract award.
